A Full Property Appraisal - All our services start with a free property appraisal and valuation. We will provide you with informative information to prepare your property for marketing as well as the requirements for a safe and legal letting.

Marketing Material - We will draft a full description; take good quality photos and we strongly advise that you market your property with a floorplan.Professional Photos and Video can be arranged if requested

Marketing. We market on the most popular portals such as Rightmove, Zoopla, OnTheMarket and PrimeLocation as well as on our website and through social media. It is important that your property is shown in its best light and with the right information to hand.

Accompanied Viewings. We handle all enquiries, pre vetting in our office over the phone or by email, handle negotiations and accompany each prospect on their viewing of your property.

Referencing - When you are happy with your selection of applicant, we will proceed to fully vet the applicant using an independent company specialising in rental referencing and credit appraisal.Successful applicants means that you will be able to purchase a policy of Rent Guarantee and Legal Expenses insurance with a zero excess.

Tenancy Agreement & Deposit Protection - We will prepare a comprehensive tenancy agreement drawn up to suite the type of letting you are undertaking ensuring your interests are fully protected.

First Month's Rent & Tenancy Deposit - We will collect the first month's rent and the tenancy deposit and protect in either a custodial deposit scheme or with an insured scheme depending on the service you use.

Prescribed Information - Certain information must be provided to your tenant which we will give this to your tenant at the appropriate time

Inventory & Schedule of Condition - We can arrange for the inventory and schedule of condition to be prepared and a check in of the tenant against the inventory.

Property Inspections - Property inspections are carried out typically every quarter and a report provided on the inspection.

Property Maintenance - We will arrange for the necessary safety inspections and renewals as they arise, maintenance and job requests up to £250 (£350 if a Non-Resident Landlord) and liaising with you on any expenses in excess of these limits.

Non Resident Landlords - If you are not going to be resident in the UK for more than 6 months of the year, then we will arrange for the quarterly accounting to the HMRC for your income and expenses as well as the annual return and issuing your certificate of any tax withheld.

End of Tenancy - Arranging for an end of tenancy check out, transfer of council tax, water and energy utilities. Returning the tenancy deposit less any agreed deductions.
